Online Work Order Lab. Tenants can post work orders online, managers and engineers can receive updates, alerts and dispatched work orders via the blackberry/pda/iphone. Status of work progress is also visible online. The twist to this system is the integration of your inhouse engineering and maintenance staff along with your and outsourced PM/FM Vendors and Service Provider marketplace.
The PM/FM marketplace will include small to medium sized vendors who otherwise could not afford to play in the leagues of the sophisticated online purchasing portals that exist today. In addition, many of the small to medium size properties cannot afford to sign up with these large portals, nor do they have a need to utilize the large national vendors. The small to medium sized properties need the advantages that online technology can provide, but at a fraction of the cost and with a much less sophisticated interface.
This PM/FM tool will match PM/FM Vendors and Service Providers throughout the country to PM/FM clients when they need them. Each time a work order is issued, it can be distributed to an inhouse engineer or maintenance technician who in turn can route it to the marketplace via pda, cell phone or smart phone. The online work order can become the RFP or can be directed to the Vendor as the purchase order, all in one step. This saves much time in processing requests that are not within the inhouse staff realm without the need to stop in the field or manage the vendor via a telephone call or voicemail tag. When a work order comes in, it gets reviewed and assigned in a few mouse clicks or forwards as a text message, email or any manner of today’s communication vehicles.
