The first online PM/FM Vendor Directory Lab. The directory is a subscription based service for Vendors to provide the necessary compliance information, along with uploads of documents, such as W-9 forms, COI, certifications and other key data about their services, geographics and after hour emergency information.

The overall concept is to eliminate the redundancy many PM/FM vendors face when repeatedly submitting the same documents over and over across multiple firms, for multiple properties. One of the most glaring aspects of the PM/FM industry is the need to eliminate redundancy and the insane repetiveness we go through daily. Each firm has the same blueprint/boilerplate needs, yet there has not been any effort to harness the inefficient and environmentally unfriendly paperwork burden that exists.  PM/FM clients have binders filled with forms and data from thousands of vendors over decades that must be retained for audit, tax and insurance purposes.

Coralling the industry to one portal to obtain the information on an as-needed basis provides the comfort level to all auditors, insurance and clients to know these highly permanent documents retained and easily attainable.  The win-win is that the vendors task has been reduced to a one time step of providing the information, which is distributed daily to a one-time distribution point.  The portal will connect the PM/FM, Vendor and Insurance contact to once central repository enabling a one click environment to obtaining the necessary documents to satisfy all parties. In addition, the upkeep on the expiration of the various documents is now set up in an alert or database environment that signals all three parties effortlessly, through email or text message or telephone to insure critical dates are managed with electronically, therefore protecting the PM/FM from risk or liability.

The vendor is provided a powerful and sophisticated process that many mom and pop vendors could never achieve with an inhouse system and also enables the vendor to reduce overhead in its internal labor to keep up with the administrative requests made of them by the typical PM/FM client. Now the PM/FM simply visits the portal and dowloads or emails the document needed without providing scanning or its own document storage to manage this complex and high risk process.
